Policies

Last updated June 2026. These policies apply to every stay booked directly through Cozy Avalon. By confirming a booking you agree to the terms below.

Booking & payment

  • All rates are quoted in Canadian dollars (CAD) and include any applicable taxes shown at checkout.
  • Payment in full is required at the time of booking to confirm the reservation.
  • Bookings are subject to availability and we reserve the right to decline a booking before payment is accepted.
  • The guest making the booking must be at least 21 years of age and present for the entire stay.

Check-in & check-out

  • Check-in: 4:00 PM. Check-out: 11:00 AM (Newfoundland time).
  • Self check-in via keypad — instructions are emailed the day before arrival.
  • Early check-in or late check-out may be available on request, subject to housekeeping.

Cancellation policy

  • Free cancellation up to 14 days before check-in — full refund.
  • Cancellations between 14 and 7 days before check-in — 50% refund.
  • Cancellations within 7 days of check-in are non-refundable.
  • No-shows and early departures are non-refundable.
  • If we cancel for any reason within our control, you'll receive a full refund.

Refunds

Approved refunds are returned to the original payment method within 5–10 business days. Service fees, where applicable, are non-refundable. Refund disputes related to circumstances outside our control (weather, travel disruptions, illness) are handled case-by-case at the host's discretion — we recommend travel insurance for peace of mind.

House rules

  • No smoking or vaping anywhere inside the property.
  • No parties, events or gatherings beyond the registered guest count.
  • Quiet hours: 10:00 PM – 8:00 AM out of respect for neighbours.
  • Pets are not permitted unless explicitly approved before booking.
  • Only registered guests may stay overnight; unregistered guests are a violation of the booking.
  • Please remove outdoor footwear at the door and keep the property as you'd like to find it.

Damages & lost items

Guests are responsible for damages caused during their stay beyond normal wear and tear. We document the property before and after each stay. Reasonable damage may be charged to the payment method on file or invoiced separately. Lost items found after checkout will be held for 14 days and can be returned at the guest's expense.

Safety

Every property is equipped with smoke and carbon monoxide detectors, a fire extinguisher, and a first-aid kit. In case of emergency, dial 911. Non-urgent issues during your stay should be reported to the host immediately so we can resolve them.

Accessibility

Our listings vary in accessibility — many are heritage homes with stairs. If you have specific access needs, please contact us before booking and we'll honestly describe what each property can and cannot accommodate.

Privacy

We collect only the information needed to confirm and host your stay — name, email, phone, payment details, and dates. We don't sell your information to third parties. Payment is processed by our payment provider; we don't store full card numbers on our servers. You can request a copy or deletion of your data at any time by contacting us.

Liability

Cozy Avalon and the property owner are not liable for personal injury, illness, loss of, or damage to personal property occurring on the premises. Guests use the property and any amenities (e.g., outdoor space, kitchen equipment) at their own risk and are responsible for the safety of children and accompanying guests at all times.
